We collect air and surface samples, send them to an accredited lab for mold testing, and compile a written report with spore counts and recommendations.

The cost depends on a few key variables. For a residential property under 2,500 square feet, a mold inspection with air sampling and lab analysis runs $300 to $600. Larger properties — commercial office buildings or those with extensive HVAC systems — range from $600 to $1,200 depending on sampling needs. Most property owners expect this part to be simple, but what actually drives the cost is the number of samples, the thermal imaging scope, and how much hidden space needs investigation.
