Residential and Commercial Cleaning Services
Move-Out Cleaning - C&J Environmental
C&J Environmental provides move-out cleaning for landlords, tenants, and property management companies. With 31 years of work behind us, we handle the full scope — kitchens, bathrooms, appliances, floors, and baseboards — so the unit passes inspection and turns over on time.
Trusted mold remediation in Bristol. Best mold removal in Bristol. Professional cleaning services in Bristol.
The reason this takes longer than people expect is that move-out cleaning is not maintenance cleaning — it is a full restoration of every surface that tenancy left behind.
C&J Environmental has been doing this for 31 years. Move-out cleaning is one of the services where the gap between a quick surface pass and a real deep clean costs property owners money — either in re-cleans, failed inspections, or delayed re-rental. We work through every room systematically, document what we find, and hand the unit back ready for the next tenant.

Anthony was amazing from the start! He was incredibly personable, informative and professional. The pricing was fair with no hidden fees. The guys who came out to perform the work were professional and courteous. All in all C&J was so great to work with. Hopefully I never need mold removed again but if I do I would 100% call them!!

What Move-Out Cleaning Actually Involves — Scope, Cost, and What to Expect
What the work actually covers. Move-out cleaning is end-of-tenancy deep cleaning — not the recurring maintenance work that keeps a space presentable between occupants. We are addressing the cumulative buildup of an entire tenancy: oven grease, mineral deposits on bathroom fixtures, grime behind appliances, and cabinet interiors untouched since move-in. What we usually find once we get in there is that kitchens and bathrooms take two to three times the labor of any other room — oven interiors, tile grout, and refrigerator shelves are where most hours go. A full move-out clean covers appliance interiors, all bathroom surfaces, interior windows, baseboards, closet interiors, and all floors. In multi-family residential properties, we follow a room-by-room sequence so nothing is left behind.

Cost and timeline. Residential move-out cleaning is typically priced as a flat rate by bedroom and bathroom count. A one-bedroom apartment runs $150–$250. A three-bedroom home lands between $300 and $500. Most property owners expect this part to be simple, but what actually drives the cost is the condition of the oven and bathrooms — a neglected oven alone can add two hours to the job. On-site time runs three to five hours for smaller units and six to eight hours for a larger property. Carpet cleaning is nearly always a separate line item. The cost of doing it once, done right, is consistently lower than a re-clean.
Move-out cleaning often includes add-ons based on on-site needs.

- Carpet Hot Water Extraction
-
Removes embedded soil, allergens, and surface stains from carpeted floors. Almost always a separate scheduling and pricing line from the standard move-out clean.
- Wall Washing
-
Cleaning of all painted surfaces to remove handprints, scuffs, and surface grime. Distinct from painting or drywall repair, which are property maintenance tasks.
- Appliance Deep Cleaning - Dedicated service for ovens, refrigerators, and dishwashers with heavy buildup that standard move-out cleaning time cannot adequately address.
- Move-Out Documentation
-
Timestamped before-and-after photography, organized by room. For retail or storefront spaces, this record is the primary defense in any deposit dispute.
- Odor Treatment - For structural odors — pet urine, cigarette smoke, and cooking residue absorbed into walls and flooring that surface cleaning alone cannot reach.

Frequently Asked Questions
What does move-out cleaning actually include?
Move-out cleaning covers the full interior of a vacated property — kitchen appliance interiors, all bathroom surfaces, interior windows, baseboards, closet interiors, wall spot-cleaning, and all floor surfaces. It is not maintenance cleaning. It does not include carpet replacement, painting, junk removal, or drywall repair, which are property maintenance items. Move-in cleaning is the same scope, ordered by the incoming tenant or buyer rather than the departing one. What drives the cost?
Property size — bedroom and bathroom count — is the main variable. Bathroom count has an outsized effect because deep bathroom cleaning takes more labor per square foot than any other room. Oven condition is the single most unpredictable item — heavy neglect can add two hours to the job. We quote flat-rate pricing upfront based on the property size and current condition. How long does this take?
A one-bedroom apartment runs three to five hours with two cleaners on-site. A three-bedroom, two-bathroom house runs six to ten hours. Properties with significant appliance neglect or heavy soiling take longer, which is why we assess before giving a final quote. Are any permits or certifications required?
Move-out cleaning does not require permits. We carry general liability insurance and workers compensation coverage. Every crew member who accesses a vacant property is background-checked before arriving on-site.Can the space be shown while cleaning is in progress?
The unit needs to be fully vacated and utilities on. In commercial office buildings, we coordinate with property managers to fit their turnover schedule. We typically accommodate next-day scheduling for landlords working under tight vacancy timelines. What does your warranty cover?
We offer a 2-year warranty on all of our work. Under Pennsylvania's security deposit law, landlords have 30 days to return a deposit with itemized deductions — our documentation and warranty give you a clean record. Normal wear and tear is not a cleaning issue, but everything within cleaning scope is covered. If something we cleaned does not hold up, we come back.
